JOB DESCRIPTION Job Title : Facilities Manager Job Status: Full-time Department: Facilities # Employees Supervised : Supervise 8 - 12 Reports To: General Manager/COO FLSA Status: Exempt (Not Overtime Eligible) Position Summary: Responsible for the efficient operation and maintenance of all facilities (excluding the golf course) on property, including commercial kitchens, swimming pools, recreation centers, gathering areas, and office space. Oversees day-to-day operations of department and personnel; directs service calls; repairs, alters and installs work according to developed or pre-set guidelines; troubleshoots malfunctions; and responds to service calls. Work with A/E firms and general contractors to plan and execute new construction and renovation projects, coordinating and directing activities to ensure projects are completed on time and within budget. Provide direction and supervision to housekeeping, laundry, clubhouse maintenance and security personnel. Maintain a safe, beautiful and functional environment for all members, guests and employees of the organization. Ensure proper fiscal management, identify and implement cost controls, and prepare capital and operational budgets. Formally present to General Manager proposals for upcoming projects, solutions for identified problems, and results of completed work. Essential Functions: Ensure that the highest standards of service for maintenance, housekeeping, laundry and security are attained Manage major facility improvements including renovations, building additions and new construction from design development through project completion Develop, present for approval, and implement operational and capital budgets annually Oversee all the mechanical, electrical, fire and plumbing systems on club property Manage departmental inventory Maintain and service all utilities, including electrical, plumbing, sewer, natural gas, fiber, and cable Maintain various systems, including HVAC, audio visual, TV, sound systems, lightning detection, communications, security alarms and cameras, site access controls, walk-in refrigeration, and conveyance Oversee mechanical operation, repair, maintenance and swimming pool Present a monthly report to the General Manager Implement and maintain an ongoing energy management program, and identify and implement cost-saving methods Maintain all horizontal real property, including parking lots, sidewalks and roads Ensure compliance with all local and national equipment and building codes, environmental regulations, and OSHA requirements Competitively bid, coordinate and schedule yearly vendor service contracts and maintenance agreements Manage preventive maintenance program Manage real property inventory and maintain a 5-10-15-20-year capital asset replacement strategy Participate in scheduling, coordinating and planning logistics and security for special events Skills & Abilities: Education, Experience and Core Competencies: 3 to 5 years of experience in facilities management required Previous responsibility for capital planning and budgeting Successful track record of project planning and implementation Professional communication and speaking skills Computer/Equipment Skills: Proficiency in Microsoft Office, particularly Outlook, Excel, Word and Power Point Proficient in a Computerized Maintenance Management System Familiar with using Building Management Systems Certifications & Licenses: Certification in project management and/or facilities management preferred Physical Demands (reasonable accommodations may be made, if necessary): NA if Not Applicable - Activity is not applicable to this occupation.
